Why void performance is about more than turnaround times
The conversation nearly always starts with one question: how many days does it take to re-let a property? It's an important measure. But on its own, it tells you very little about how well the service is actually performing.
I've seen organisations proudly reporting excellent turnaround times while quietly overspending on every property. I've also seen longer turnaround times that ultimately delivered far better value for money.
The truth is that void performance isn't a race. It's a balance.
1.Speed without control is expensive
Every additional trade.
Every unnecessary variation.
Every poorly diagnosed repair.
Every subcontractor call-out.
They all add cost. Reducing void days by throwing more money at the problem isn't improvement. It's simply buying a better headline.
2.The first inspection matters more than almost anything else
A high-quality initial inspection should answer three questions:
- What genuinely needs doing?
- What can wait?
- What shouldn't be touched at all?
Poor diagnosis at the beginning creates variations, delays and wasted visits throughout the job.
3.Measure the whole process, not just the finish date
Ask yourself:
- How many variations were raised?
- How many jobs needed a second inspection?
- How many properties exceeded budget?
- How much subcontractor work was required?
- How often were materials unavailable?
- How many properties generated complaints after the new tenant moved in?
Those measures often tell a much richer story than average void days.
4.Standardisation beats heroics
The best void services don't rely on exceptional individuals pulling off miracles every week.
They have clear standards.
Clear specifications.
Consistent decisions.
Reliable planning.
Predictable outcomes.
That's what drives sustainable performance.
The real question
Instead of asking "How quickly are we turning properties around?" perhaps we should ask "How efficiently are we returning safe, high-quality homes back into use?"
They're not always the same thing. And organisations that understand the difference usually outperform those chasing a single KPI.
A fast void that costs too much isn't success. A cheap void that creates repeat work isn't success either. The best void services balance speed, quality and cost — not one at the expense of the others.
